Community Spotlight in Real Estate: Midtown Square

By Will McCullough |  Almost exactly one year ago today, a new community was launched in the downtown Beaufort, SC area called Midtown Square. At the time of the launch, the proposed community was just a vacant block and a half of land and what seemed like a good idea.
Flashing forward one year later, we find an area now filled with beautiful new homes, both completed and underway. As a matter of fact, of the 16 residential lot/build packages initially offered, only two remain available. The homes, built by Allen Patterson Residential, LLC and designed by local architects such as Allison Ramsey Architects, Inc, have all been pre-sold utilizing a process where buyers could pick the lot and model they liked and then modify that model into a semi-custom end product that best fit their needs.

Sold prices in the community have mostly ranged from the high $200k to mid $300k range and that new construction price point has proven itself to be very attractive to those looking to live within walking distance to all that downtown Beaufort has to offer. In addition, as the many shops, restaurants and events that exist within downtown Beaufort itself are the “amenities”, residents of Midtown Square pay no HOA or regime related fees.

Capitalizing on the current streetscape redevelopment, the community also features a few other properties, all fronting Bladen St, as potential ‘live/work’ offerings. In general, the ‘live/work’ concept is best described as offering ground floor space for shops, restaurants, offices, etc and then living space above for either an owner occupied business or residential rental purposes. The first of these ‘live/work’ offerings has already gone “under contract” as well.

In closing I should mention that, while each edition of my ‘Community Spotlight in Real Estate’ column for eatstayplaybeaufort.com highlights a different local community, my wife Deena and I are the listing agents for the Midtown Square project. In the interest of fairness, I was tempted to not review the community but honestly felt that its rapid growth and overall popularity warranted an overview.
