The Neighborhood Report: Cat Island

As we rode through the winding roads, my client called out “That’s a baby alligator!”

I quickly stopped the car and we watched as the scaly toddler crossed in front  of us, taking his time as our cameras snapped away. Further into our visit, we stopped to watch a doe have her afternoon snack. This is Cat Island, where nature and residential homes blend seamlessly. This beautiful area of Beaufort boasts over 400 acres of residential heaven.

April Goodwin, a resident of Cat Island, says that the feeling of living in a safe and beautiful environment made the neighborhood feel like the right fit for her family. “Being within walking distance to the restaurant (Cat Island Grill and Pub) is a plus for this family on the go!” April says that her boys really enjoy spending quality time outdoors as well. Cat Island has proven to be a great home for the Goodwin family.

The Cat Island HOA offers several different levels of membership, each with its own package of amenities access and dues structure. While property owners don’t have to have a membership, having one means can grant access to the pool, fitness center, and tennis courts.

Golf lovers and really get their fix at one of the two golf courses on the island. Either SC National or The Sanctuary offer championship golf right at your fingertips. A PGA Professional is on hand as well for lessons. Whether you are a member or not, anyone can enjoy some of the golf amenities that Cat Island offers.

Homes tend to be built in the traditional Lowcountry style throughout the neighborhood and tend to range in the $300k and up range for purchase. Each residential area has its own flavor. While some streets have a more walkable and cozy feel, other areas boast large, private lots and water views. Diverse wildlife, sweeping marsh and water vistas, and top of the line amenities are just a few reasons to put Cat Island on your real estate search list.
